Challenge
Traction, the heavy-duty parts division of United Auto Parts (UAP inc.), required relocation of their Mississauga distribution center due to the need for a larger, higher ceiling and more modern space to meet their growing demands and support expansion as well as the introduction of new automation equipment into their operations. The existing facility was insufficient in meeting their current and future needs, prompting the move to a brand-new development. The entire GTA (Greater Toronto Area) is experiencing a shortage of quality industrial real estate supply, thus proving a worthy challenge to find the right solution for our client.
Solution
Extensive research and collaboration from Landmark’s Market Intelligence and Transaction Management teams were critical in finding and securing a suitable location for the new facility, which came in the form of a planned speculative development on the verge of breaking ground. Once the location was secured by way of a lease with the institutional landlord, Landmark’s Project Management Team took over, overseeing all aspects of the development including oversight of the landlord’s developer and general contractor, all in the interest of protecting our client’s interests as the construction proceeded and included significant tenant specific work. Integrating tenant equipment, and tenant specific building features during the landlord’s base building construction, required extreme attention to detail and timing.

The opening of Traction’s new state-of-the-art 150,000 sq ft distribution center in Mississauga marks a significant milestone for the company. This advanced facility is specifically designed to support the growth and expansion of Traction’s Heavy Vehicles Division in the central region.
