NEW CLIENT’S BRANCH OPENED IN MONTREAL, QUEBEC
Our client was seeking to open a new branch east of the downtown business core of Montreal, Quebec. The preferred geographic area is primarily made up of older residential and commercial buildings with small footprints and low clear heights thus compounding the challenge of finding a suitable alternative for our client’s operation. The client was faced with the challenge of being unable to capture market share purely as a result of having no place to open a new branch.
Landmark identified a developer that was on the verge of developing a vacant land located in the preferred area. Landmark immediately contacted the developer and engaged in negotiations to secure a lease. Several meetings were held with the developer and the client to prepare and agree on a set of plans and specifications. This property is located on De Rouen Street, in the Hochelaga-Maisonneuve district of Montreal. The new branch will serve clients active in the area who had to travel to either Anjou or Ville Mont-Royal to get their electrical supplies.
After extensive negotiations, the client secured new distribution under a 5-year lease with renewal options in a market that has virtually no vacancy. The property benefits from ample parking, dock loading and exterior yard space.
