NEW DEVELOPMENT – DISTRIBUTION CENTRE IN MONTREAL, QUEBEC, CANADA
Our client owned and occupied a 240,000 square foot Canadian Head Office and distribution centre but required an additional 150,000 square feet of space. Since the current property was not expandable due to a lack of excess land, relocation became the only viable alternative.
We were mandated for a new development and for the disposition of the existing property. We negotiated the acquisition of 1,000,000 square feet of land from two developers in exchange for granting them construction of the new building. We coordinated with the developers, architects and the City of Laval to finalize contracts and obtain permits.
Our client is now proud owner of a new state-of-the-art 390,000 square foot warehouse with excess land for future expansion. This new facility permitted them to modernize operations via robotics and an automated warehouse. Their existing building was sold with no lead time and thus no carrying cost to the client.
