  • The subject property was located on a primarily residential street across from a large commercial complex that had major vacancies for years.

  • The property was on the market for over a year with minimal activity even following a price reduction.

The Solution

  • Landmark contacted local residential developers who could be interested in demolishing the existing structure and building residential townhouses/duplexes which would better suit the area.

The Result

  • An offer was secured that contained almost no conditions.

  • The property was finally sold for $635,000, providing a NET gain to our client of $265,000.
